Sealers

Sealers come in two main forms:

Water-based sealers use water as the carrier, which makes them easy to apply, and clean up, as well as being more environmentally friendly than solvent-based sealers. They are typically low in VOCs (volatile organic compounds), which means they release fewer harmful emissions into the air. Water-based sealers are often used on porous surfaces like concrete, brick, and stone and are best suited for interior applications. Water-based sealers may alter the original product; a test sample should always be prepared prior to application.

Solvent-based sealers use a chemical solvent, like mineral spirits or xylene, as the carrier, which makes them more difficult to apply and clean up. They do, however, have better penetration and give a more brilliant hi-gloss finish than water-based sealers. They typically contain higher levels of VOCs than water-based sealers and require proper ventilation when applied. Solvent-based sealers are often used on non-porous surfaces like natural stone and are best suited for exterior applications because they are more resistant to weathering and UV exposure.
